What is a "net" versus "gross" rent ?

Net rent does not include building operating expenses. Instead, tenants are charged extra for utilities, services, maintenance, taxes, and other landlord expenses. These additional expenses are significant, often doubling the total cost of renting. Those utilities or services that the landlord does not provide are the tenant's direct responsibility.

Many buildings quote net rent to appear less expensive and to have their tenants carry the risk of increases in operating expenses.

The Gross rent at Valley Office Park includes all building operating expenses such as electricity, water, nightly janitorial service, property tax, maintenance, and other services. Telephone service is not included.

We use a gross rent to provide a more complete and useful measurement of the total cost of our office space.
